How We Handle an Estate
The first visit is a walkthrough, in person or over video if you're out of state. We go room by room and mark three categories: keep, donate, haul. Anything in the keep pile gets boxed or moved to a single staging room before the first item leaves the house. Then the crew works methodically — attic, upper floors, main level, basement, garage, outbuildings, yard — so nothing gets missed and you can stop us at any point. Family photographs, documents, jewelry boxes and anything that looks personal get set aside and shown to you rather than tossed. Most three-bedroom homes are a one-day clearing; larger properties or heavily packed houses run two.
Working With Executors, Realtors and Out-of-State Family
A lot of our estate work comes from people handling a parent's house from another state. We can meet a realtor or neighbor for key access, send photo updates as rooms empty, and provide before-and-after documentation for probate files or an estate accounting. If the property is going on the market, we coordinate around the listing date so the photographer walks into an empty, swept house. Realtors and property managers in Rock Hill, Fort Mill and Lancaster use us for turnovers on exactly this basis.
Donation, Recycling and Landfill
Estate cleanouts produce a lot of usable goods, and we'd rather route them than bury them. Serviceable furniture, kitchenware, tools, clothing and appliances go to local donation partners; metal, appliances and wiring go to scrap; paper records can be set aside for shredding rather than dumped. What's genuinely spent goes to a licensed transfer station. If you want donation receipts, ask at the walkthrough and we'll collect them.
Hoarding and Heavily Packed Homes
We take on hoarding-level cleanouts, including homes with floor-to-ceiling accumulation, pet damage or years of deferred maintenance. Those jobs get more crew, more trailer trips and PPE, and we quote them after seeing the property because photos rarely tell the whole story. We do this work without commentary or judgment — plenty of families are dealing with a loss, an illness or a situation that got away from them, and our job is to make the house usable again.
How Pricing Works
Estate cleanouts are quoted after a walkthrough, based on the volume of material, the number of trailer loads and how much sorting is involved. One flat price covers labor, loading, disposal, donation runs and the final sweep. For a property with real resale value inside it, we'll tell you what's worth selling before we haul it — you shouldn't pay us to remove something an auction house would pay you for.
